H.U.D. DOCUMENTATION REQUIREMENTS
WELL AND SEPTIC LESS THAN 100 FEET APART

1. Appraiser to provide the following:
 

A. Statement that wells and septic systems are common for the area.

B. Appraiser to confirm that public water and sewer systems are not available to the subject property.

C. Appraiser to locate well, septic, and leach lines and give the horizontal distance between each.  Appraiser to confirm-n that well is at least 10 feet from the property line.

D. Appraiser to confirm that the well is not downhill from the septic tank or leach field.

2. Well Water Certification (to meet current HUD standards):

A. Provided by local authority

or

B. Provide letter from local authority that well water certifications are not provided.

C. Provide well certification from a State approved private licensed laboratory.

3. Septic Certification:
 

A. Provided by local authority

or

B. Provide letter from local authority that septic certifications are not provided.

C. Provide septic certification from a State licensed septic company.  Certification to indicate that the subject septic is not failing and that septic systems in the immediate area are not failing.

4. Provide a well inspection by a licensed well drilling company to verify that well seals are intact and the well is not failing.

5. Provide evidence that at the time of construction, the septic/well distance met local building code.

6. Borrower to provide a written statement of acceptance that the well and septic are less than 100 feet apart. (This can be a funding condition.)
